About this villa

This luuxury villa , tucked into an area of thick, green foliage right off Ali’i Drive, is a large three-story home with 5 bedrooms and 3.5 bathrooms in beautiful Kailua-Kona. Just a stone’s throw away from Lyman’s Bay, which is located just across the street, you can hear the waves crashing against the rocky shoreline and gaze out at the serene bay from multiple rooms throughout this home. With lots of space, air conditioning in every room, and a rarely seen layout that you’ll love, this residence offers all you’ll need to feel right at home.

Make your way past the 3-car garage and carefully manicured lawn to enter the ground floor of the property into the bright foyer, adorned with ocean-themed artwork. The first floor master suite has a King-size bed and large windows, providing a view of the lush greenery that surrounds the home and a spacious bathroom with an enormous walk-in shower and a unique vanity with beautiful custom cabinets and granite countertops. The other 3 bedrooms located on this floor share the sizable guest bathroom, with an almost identical vanity and a shower/tub combo. The first guest bedroom contains a plush King-size bed, while the second has a Queen- size bed, as well as access to the lanai. The last ground floor bedroom features Twin-size bunk beds perfect for children. A full-size laundry room rounds out the lower level of this home.

Climb the wide wooden staircase to the second floor, which takes you directly into the large open concept living space, with vaulted ceilings and sightlines to the ocean. The tropical rattan furniture in the living room is mirrored in the dining room’s glass table set for six. Pass through the large sliding glass door onto the lanai where you can BBQ and dine while enjoying the charming ocean view before you. Conveniently, the lanai also connects to the stunning kitchen, with its one-of-a-kind contrasting wood cabinets, stainless steel appliances, and a wet bar for mixing cocktails. There is a charming half bath near the great room as you make your way to the expansive game room. This fun space boasts both a pool and ping pong table, so you can challenge your friends and family to a friendly game, or simply sprawl out on the couch with some popcorn for a movie night. The only bedroom on this floor, the second master, impresses with its King-size bed, luxurious ensuite with a walk-in shower, and a decadent walk-in closet. The airy third floor of the home has the option of being used as an early morning yoga retreat or as an office, where you can catch glimpses of the water beyond the windows as you work.

The biggest draw of this Big Island vacation rental is its proximity to the ocean. You can walk across the street and jump in the water, or hang out on the rocks to watch the surfers. Visit one of the many nearby beaches, including popular Magic Sands Beach, just minutes away by car. Or you can plunge into the hot tub on site with a tranquil setting to melt all your stress away! Drive along the coast to Kona Town, where you can partake in farmers markets, browse art galleries and local boutiques, or grab some shaved ice to cool you down. For something a little different, visit the original Kona Brewing Company, where you can try out some of their unique beers and get some tasty food while you’re at it. Upon arrival at the Kona (Keahole) Airport, proceed to the exit and turn right onto Queen Ka’ahumanu Hwy/HI-19 towards Kailua-Kona. After 6.8 miles turn right onto Palani Road. Traveling toward the water on Palani Road (stay in the right lane so that you can go straight through the 2nd light) after .5 miles the road turns into Ali’i Drive. Keep the ocean on your right and travel another 3.1 mile and Lymans Bay Hale will be on your left.
House Rules
QUIET HOURS: Quiet hours shall be from 9:00pm to 8:00am, during which time the noise from the STVR shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. PARKING: Guest vehicles shall be parked in the designated onsite parking area. Please be respectful of the neighbors and do not block driveways, sidewalks or mailboxes. USE OF PROPERTY: The STVR shall not be used for commercial purposes. CONDITION OF PREMISES: This property is privately owned. Should any major equipment or appliance require attention, we will work to fix all issues as soon as possible during normal business hours, however, we cannot issue refunds or price adjustments. Please report all minor maintenance problems to your on-island property manager. INVENTORY: All contents in the house, including books, CDs and DVDs, are provided for your use and enjoyment during your stay. In order to ensure this home is in the best possible condition for every guest, a full inventory will be taken. Please let us know ahead of time if something is lost, broken, or in need of repair. HOUSEHOLD SUPPLIES: Soaps, cleaning supplies, paper goods, and other necessities have been provided for your use. While we have stocked the house with these essentials, if you do happen to run out of anything during your stay, we kindly ask that you purchase more. CONSERVE ELECTRICITY: Utility costs are extremely high in Hawaii. Please help conserve electricity by shutting off unused appliances, fans, lights, etc. If the AC is on, please close the windows and doors, and shut off the air when you leave. We ask that you would not change any setting in the freezer or the refrigerator. Please note, energy caps may apply to your stay. SHOES IN THE HOUSE: In Hawaii, it is customary to remove your shoes before entering a home. Please help us preserve this tradition by removing your shoes when you enter. FURNITURE: In order to avoid damaging the floors, we ask that you do not move the furniture around. Also, please use caution when eating or drinking near any furniture, upholstery, or bedding. Additionally, we ask that you would not place wet towels, clothes, or bathing suits on the furniture or balcony and/or lanai rails. Also, interior furniture is to be used inside. When moving dining chairs or bar stools, please be careful to avoid floor damage. Use lanai furniture on lanai only and leave all interior furniture inside. SAND: Sand is extremely sticky! In order to avoid tracking in unwanted sand, please shake out all of your towels and sandy clothes before coming back inside. BEACH TOWELS: Beach towels have been provided for your enjoyment. Please do not use bath towels for the beach. Remember to shake off excess sand before bringing beach towels back inside. Please make sure they are free of sand before placing them inside the washing machine. BEACH EQUIPMENT: Please rinse and return all equipment after each use. WASHER AND DRYER: In order to avoid unnecessary repairs, we ask that you please use care when washing your clothes. Never put sandy towels or shoes in the machines, as doing so could result in damage. Please make sure the lint trap is cleaned after each dry cycle. We kindly ask that you change your wet and/or sandy clothes before sitting on bedding or furniture. In order to avoid mildew, we ask that you would not place wet towels on furniture and bedding. MAID SERVICES: Maid service is not provided with your rental unless specified in your agreement. Should you wish to schedule maid service, you may contact your property manager. SPILLS: We know that spills on sofas, pillows, and linens are inevitable. If you or one of your guests spill something please clean it up immediately to avoid stains. YOUR SAFETY AND SECURITY: To ensure your safety, we ask you to please lock all doors and windows when you’re away, as well as before you go to sleep at night. Be sure to bring all personal belongings inside with you every night. NEIGHBORHOOD: We want everyone to enjoy the beauty and tranquility of the area. Please be thoughtful of the neighbors and refrain from playing loud music and making excessive noise between the hours of 8:00 PM and 8:00 AM. NO-PET POLICY While we love our pets as much as we know you love yours, we ask that you would not bring them onto the premises, as they carry allergens and fleas. The cost to de-flea is expensive. It’s best for everyone if bringing pets into the home is avoided altogether. OCEAN: We care about your safety! Please remember that the ocean has a strong current and an unpredictable surf and current. Please check with lifeguards before entering the ocean. Swimming at night is especially dangerous and should not be done by anyone. PARKING: In order to show consideration to the neighbors, we ask that you park in assigned, designated parking areas. Additionally, we ask that you do not block driveways, sidewalks or mailboxes. PARTIES/EVENTS: This home is for residential vacation use only. Therefore, parties, receptions, luaus, events and gatherings of any kind are strictly prohibited. TROPICAL PESTS: This home is regularly treated for pests. In the tropics, however, they can’t always be eliminated. To help keep these unwanted visitors at bay, please keep food in air-tight containers, dispose of food scraps in Ziploc or tied plastic bags, and do not leave dirty dishes out for extended periods. Special care should also be taken to dispose of soiled diapers in airtight Ziplocs or bags. While most of the pests are harmless, you should always avoid contact with centipedes, which can have a nasty sting.

This home is equipped with a keyless entry system. If you experience difficulty utilizing the keyless entry system, please call our office at (808)334-0548. Access codes are provided separately in the codes section and will also be available in your guest portal the day of arrival. The code is both required to enter the home as well as to lock up when exiting. Please take note that this code becomes active at 4:00 pm on the day of your arrival and expires at 10:00 am on your departure date. Make sure when you are leaving that you have all of your belongings with you. Due to the expiration of the code it will not allow for re-entry after 10:00 am.

Cancellation Policy
If Cancellation notice is received more than forty five days (46+) prior to the check-in date, a cancellation fee equal to 10% of the Reservation Grand Total will be forfeited and the balance will be refunded.If Cancellation notice is received between 45-31 days prior to the check-in date, a cancellation fee equal to 50% of the Reservation Grand Total will be forfeited and the balance will be refunded.If Cancellation notice is received within 30 days (0-30) of the check-in date, the full booking amount of rent and taxes will be forfeited. The Security Deposit and any pre-collected cleaning fees will be refunded. As courtesy to our Guest, if Agent is able to rebook any portion of the canceled reservation, Guest will be refunded to the extent that Agent is able to re-book the Property. Refunds will be issued within 7 days from receipt of written cancellation to the payment method used in the initial deposit. Credit card fees and travel insurance are non-refundable.
